Many of you know me through transactions we have done together or attempted to do together over the years. Many of you are my long time friends and associates.
If you don't know me, here is a short bio:

Joyce Aponte has 27 years of Real Estate experience including 23 years of REO experience. A broker since 1985, Joyce is also a member of NRBA (National REO Broker's Association). As host of "Foreclosure Forum," radio program heard on WEVD 1050 am,aNew York, Joyce reached out to thousands listeners who tuned in weekly to learn the tools and techniques for buying, investing, renovating and selling foreclosures.
In her capacity as President of American Homes Realty & Investments, LLC, Joyce has completed thousands of Broker Price Opinions for dozens of banks and Asset Management companies. She has sold hundreds of homes and successfully marketed thousands of foreclosures for her lender clients. Joyce and her staff successfully negotiated with lenders on behalf of hundreds of homeowners facing foreclosure. She regularly holds seminars for homeowners at risk to inform, educate, and consult with them about their options.
As we all know the real estate market has DRASTICALLY CHANGED over the years. It is literally unrecognizable as to what it was only 5 years ago. Did you know that 48.9% of all transactions completed in 2009 were distressed sales (REO's, short sales or homeowners behind in their mortgage)? Did you know that 49% of all homeowners will be "underwater" by 2011 (house values less than mortgage amount). There are plenty of statistics to throw around but one thing is for sure, whether you are someone who knows very little about foreclosures or know just enough to get by or whether you are a pro with extensive knowledge of the foreclosure market , the next 5 years or more will be dominated by homeowners, buyers and savvy investors who will be looking for your assistance and in many cases your expertise. It is becoming increasingly difficult to navigate through the government programs, government regulations, scams, home rescues, investor schemes, "short sale" programs and on and on. What do you really know about foreclosures, REO's, BPO's and all the additional terms of these times? An even better question that we should be asking ourselves is WHAT DO THE CONSUMERS KNOW? And when they need to know where do they go to find out, when they DON'T KNOW WHAT THEY DON'T KNOW!!!
So why am I writing to you? Over the last 23 years working in the foreclosure arena I have: Listed and sold thousands of REO's for the banks, worked with homeowners in trouble doing loan modifications or short sales , sold small and large investors hundreds of properties, sold notes and bulk packages of properties, currently work as a receiver for pre-foreclosed commercial properties and generally have been involved in all aspects of the game. I know from speaking with many of you and/or talking with you on a daily basis that you all have business revolving around these type of transactions. Many of you Realtors have short sale nightmares. And we know you Investors want "the deal before it hits the market". Homeowners need help and first time buyers want all the perks and grants available.
My point is this. Where do you go to get the info you need and where does the consumer go to find what they need? What if we could create an organization where we would work together to benefit ourselves and each other with information and properties, etc and then bring that organization to the consumer. As a current member of a national organization (NRBA) National REO Brokers Association,
I know the benefits of being connected with REO experts around the country, on a daily basis, sharing information and updates on all that goes on in the foreclosure industry.
I would like to create an organization here in NJ for the purpose of networking and collaboration on information, properties, new laws , new opportunities, etc and then bring that information to the consumer in the form of seminars, a website and more. I know by speaking with many of you that you all have different areas of interest and expertise, such as web sites or commercial properties or first time buyers or grants, etc. Networking will add more tools to our arsenal to attack the coming 5 years. We know the consumer has been fed so much misinformation and most times it is because the person giving the information is misinformed. I know we are sent e-mails constantly and asked to attend countless classes and training and buy tapes and lists of banks and BPO companies and on and on. Some are beneficial but most are USELESS USELESS USELESS. There's a new scam out there every day. The key is they know there is opportunity to make money from eager realtors and investors needing and wanting information. This network will surpass all that is out there. Attorneys, title agents, loan reps, investors and Realtors have a lot to offer each other and should.
